A building’s history changes the questions to ask
Ware’s malting heritage makes converted buildings a useful starting point for solar planning. A conversion may have multiple occupiers, a retained roof structure and restrictions attached to ownership. The appearance of a building does not establish whether it is listed or within a conservation area.
Find the planning record and conservation boundary for the exact address using East Herts information. A modern interior does not remove the need to check the status of the exterior. Equally, an older building is not automatically excluded from solar. Obtain advice about the actual proposal before purchasing equipment.
Establish who owns the roof and the electricity supply
For a leasehold flat or mixed-use conversion, identify the freeholder, management company and any lease restrictions. Written roof permission and arrangements for access, insurance and later repairs should be settled before installation.
Confirm which meter the array would serve. Panels on a shared roof do not automatically supply every flat or business below it. Ask the installer to explain the proposed metering and billing arrangement, including ownership of exported electricity. A communal proposal may require a different design from a single-household system.
Compare layouts that respect the building
Provide photographs of the roof slopes, neighbouring views, chimneys and existing services. Ask whether a less prominent slope could work and what the generation trade-off would be. The answer depends on orientation, available area and shading, not only the colour of the panels.

Plan for access after installation
Agree how maintenance, roof repairs and eventual equipment replacement will be handled. On a shared building, scaffold access and responsibility for disruption matter alongside the initial price. Request the mounting specification, cable route and handover documents.
If the first roof option is unsuitable, ask about other surfaces within your ownership. An alternative roof or outbuilding still needs its own structural, electrical and planning checks.
